New houses on display

LAKELAND — On Friday, Affinity Building Systems, LLC had an open modular house on display to the public.

The company manufactures modular homes that are green, affordable and of a high-quality, and have over 24 designs to choose from. However, they also welcome any custom design the client may request.

The model house that was open on Friday is an exact replica of how a modular home looks like. The design is called The Cairo and it covers 2,522 square feet under roof, and has three bedrooms, two bathrooms, rear deck and garage. Its estimate cost is 126,179 dollars which includes granite counter-top, carpeting, flooring, 9/12 roof pitch, marble shower, bath tops, stainless steel appliances, extra lighting, and special garage doors. In order to finish the house and make it ready to move in, additional improvements are made such as foundation, permits for plumbing, electrical and HVAC compressor, grading, soil treatment, city water and sewer taps, steps and supports, and others, which adds approximately 22,200 dollars to the cost. Thus, the total estimate is 148,379 dollars. The client has other options as well such as landscape, septic, drive, walks and/or porch railings for an extra cost.

Some unique details the house has, in addition to being an energy saver, are the triple tray ceilings which create a feeling of space, a private bathroom suit with a huge walk-in closet, granite showers, and lots of utility space. The Cairo design has plenty of windows in every room which allows sunlight in the whole house.

Marta Hardy, the ABS sales coordinator, said that once the different components of the house were built in the factory, it took about two-and-a-half hours to put them together on the desired spot. Then, for about two weeks the builders finished the walls, laid down the carpets, mounted the garage doors, finished the roofs, and did some final cosmetic work.

According to Hardy, the modular homes provide a lot of options and flexibility for the clients. For example, the roofs of The Cairo model have windows, which are strictly cosmetic, and there are no actual ceilings there. Some customers, however, request to put in a ceiling, so they can use that empty space for storage or maybe even for living. Then, the builder makes the changes according to the building codes in the particular state.

“I think this (modular homes) is the future of house building,” Hardy said.
